Why Do Deck Quotes Vary So Much? Here’s What You’re Really Paying For

Ever wonder why one deck quote says $18,000 and another says $38,000 for what seems like the same size and style? You’re not alone. We do hear this time to time until we ask the homeowner to see the other quote to help them compare.

The truth is: they’re not the same at all.

A lower number might look appealing at first glance, but it can also be a red flag. Let’s break down why quotes can vary so widely, what to watch out for, and how to ensure you’re getting true value not just the lowest line item.

Quote vs. Estimate: Know the Difference

Before we even get into materials and construction methods, it’s critical to understand the difference between a quote and an estimate.

  • A quote is a fixed price. It’s built on actual measurements, selected materials, known site conditions, and clearly defined labor. Once signed, it doesn’t change unless you request a change.

  • An estimate, on the other hand, is a ballpark guess. It often lacks detail, doesn’t account for permits, upgrades, or demo, and gives the contractor wiggle room to come back with added charges once materials get ordered or construction starts.

Some contractors use low estimates as bait and then inflate the total mid-project when you’re already committed. That $18,000 build? It might wind up closer to $30k–$35k once all the “extras” get added in.

Key Things to Look For in a Professional Deck Quote

If you’re comparing quotes, these are the non-negotiables that should appear on any trustworthy proposal. If they’re missing be sure to ask why.

1. Materials Listed Clearly

A good quote should list specific decking brands and product lines as well as railing systems, fasteners, lighting, and trim. If it just says “composite decking” and “black aluminum rail,” you’re left guessing. There’s a big difference between entry-level and premium composite lines, both in quality and cost.

2. Framing & Structural Details

What you don’t see under the deck matters most. Look for details like:

  • 6×6 support posts (vs. weaker 4x4s)

  • Joist tape to protect framing from rot

  • Proper post bases & Simpson Strong-Tie hardware (all hardware needs to be galvanized, exterior rated products to ensure durability and structural integrity)

  • Flashing to prevent water damage at the ledger (this is often missed, and causes water damage inside the home years down the road or causes the deck to fail)

These aren’t upgrades they’re best practices.

3. Installation Details

Does the quote mention how the decking is  installed? A picture frame border, breaker board, and fascia coverage all impact visual quality and cost. Stairs should also be included, with riser details, treads, and lighting if applicable.

Vague line items like “install decking” won’t cut it.

4. Permit Handling

Is the contractor pulling the permit? Are they including drawings, fees, and inspections in their quote? If not, you could be hit with unexpected costs or worse, left dealing with the city yourself or fines down the road.

5. Cleanup Plan

What happens to the old deck or debris?
Does the quote include:

  • Removal and Disposal? Or are you left with a pile of old decking in your yard?

  • Daily job site protection and cleanup?

  • Final walkthrough or punch list?

A quality builder plans for the entire project not just the part they want to showcase.

6. Warranty Information

You should know exactly what’s covered and for how long both materials and labor. A vague “warranty included” isn’t enough. Ask:

  • Is there a craftsmanship warranty? If so how long? Where can you find the details?

  • Who handles product defects (you or them)? Do they have maintenance and warranty guides to give you

  • Is the builder certified by the product manufacturer?

Red Flags to Watch For

These common quote omissions or vague terms often indicate shortcuts, cost-cutting, or future change orders:

  • “Decking and railing included” – but no brand or style listed

  • No demo or disposal mentioned – you might be footing the bill later

  • No layout or visual plans – how do you know what you’re getting?

  • No labor warranty – if something goes wrong, you may be on your own

  • No installation method- how do you know it is built to code, or manufacturer specifications? How do you know how it will look finished?

Remember, it’s not just what’s in the quote it’s what’s missing that can cost you later.

Full Transparency

We’d rather be honest and thorough than give you a too-good-to-be-true number and surprise you later. That’s why many of our clients say they chose us over the “cheaper” quote because we gave them confidence, and they put their trust in us.

Don’t Just Compare Numbers—Compare the Details

It’s tempting to go with the lowest number on the table, but in deck building, like most things you get what you pay for.

The $18,000 deck might sound great… until

  • You’re missing key features you thought were included

  • The framing starts failing after two winters

  • You get hit with surprise charges halfway through the project

The $38,000 quote might actually save you money and give you peace of mind.
